Of the foreign-quota condominium transfers recorded by REIC in 2024, Chinese nationals accounted for roughly 45-50% by units, followed by Myanmar at 7-9%, Russia at 5-7%, Taiwan at 4-5%, and the United States at roughly 3-4%. Hot zones for Chinese demand include Pattaya, Phuket, Bangkok Sukhumvit, and Huai Khwang. Foreign condo demand is structurally constrained by Thailand's 49% foreign-quota cap per building; freehold land remains effectively closed to non-Thai individuals.
