~448 cumulative
Thailand reached 448 LEED-certified projects by 2024 per USGBC Top-10-Countries reporting, with 601 cumulative registered projects (certified plus in-pipeline). Annual certification flow has accelerated from ~35 projects per year in 2020 to ~90+ per year in 2024 as multinational tenant ESG mandates filter into Bangkok office leasing. The Thailand mix skews Gold-heavy: Gold ~49% of certified, Platinum ~11%, Silver ~16%, Certified ~24%. LEED-certified Bangkok offices command 15-20% rent premiums versus uncertified stock. Sansiri, Magnolia Quality Development, AP Thailand, and One Bangkok are leading developer adopters; LEED competes with the local TREES standard for mid-tier projects.
