The 2024 NSO Survey of Income, Wealth and Housing Tenure of Older Persons reports 78 percent of Thai elderly (60+) own their primary residence, against a national household average of approximately 75 percent. The average appraised value is THB 4.2 million, with a Bangkok and Eastern Economic Corridor cohort skewing to THB 6 to 9 million and upcountry cohorts to THB 1.8 to 3.2 million. At an estimated 14.5 million elderly in 2027 with 78 percent ownership, total elderly housing wealth approximates THB 47 trillion. This is the asset stock against which reverse mortgage, home-equity release and sale-and-leaseback unlock mechanisms operate.
