The 2024 NSO Survey of Income, Wealth and Housing Tenure of Older Persons reports 78 percent of Thai elderly (60+) own their primary residence, against a national household average of approximately 75 percent. The average appraised value is THB 4.2 million, with a Bangkok and Eastern Economic Corridor cohort skewing to THB 6 to 9 million and upcountry cohorts to THB 1.8 to 3.2 million. At an estimated 14.5 million elderly in 2027 with 78 percent ownership, total elderly housing wealth approximates THB 47 trillion.
