Thai Elderly Wealth Runway: 22 Months of Cash Savings vs Decades of Longevity

The National Statistical Office Survey of Income, Wealth and Housing Tenure of Older Persons 2024 establishes median Thai elderly cash savings at THB 380,000 against an average monthly cost of living of THB 18,000, equivalent to roughly 22 months of runway. NESDC longevity tables suggest median remaining lifespan at age 60 of 22.4 years and at age 65 of 18.6 years, leaving a structural gap of more than 200 months between cash runway and likely longevity. The gap is the binding demand driver for reverse mortgage and equity release: 78 percent of the same elderly cohort own their primary residence at an average appraisal of THB 4.2 million, leaving roughly THB 47 trillion of housing wealth trapped against the income shortfall.
